The Abcs Of Asphalt Parking Lot Repair
Whether operating a paid-parking facility, or providing secure parking for your clients, it is essential to have a safe and smooth parking area for both vehicles and pedestrians. Asphalt damage in parking lots are caused by many things such as: gas, oil, sun, oxidation, salt, water penetration, and hot or cold weather. It is essential to fill any cracks in a parking lot as soon as possible to keep water from getting under the slab and causing more serious problems.
Asphalt Cracks are ugly and once they start, they grow quickly and expand. Asphalt cracks must be dealt with quickly and efficiently. If damage becomes too large, or there are too many cracks, the asphalt may have to be replaced rather than repaired. Roklin's asphalt crack repair products provide several options, ready for use on most any asphalt repair project. Using these simple methods, there is no need for major preparation—no grinding, drilling, pressure washing or saw-cutting. Simply sweep or blow out the damaged area, mix your materials and apply for solid asphalt repair.
Hairline Cracks
Sealing smaller asphalt cracks can be done simply using Concrete Welder, available in a cartridge format. Make sure the crack is clean and free of moisture. Use a broom or blower to clean out any loose materials. Open cartridge and squeeze Concrete Welder directly into the crack. Use a scraper or straight-edge to smooth the material out. Sprinkle topping sand over repaired crack. Wipe up any excess material and allow to dry for 30 minutes. Now the crack is filled and ready for use.
For larger asphalt parking lot repair, use FloMix applied with a polymer dispenser. First clean the asphalt parking lot repair surface thoroughly. If the asphalt is course and dry, there is no need to treat the surface. If not, treat oily areas by scarifying the surface. A scarifier has blades that sand or scrape the asphalt surface and will completely remove oily residue.
The next step in asphalt repair is to use a polymer dispenser machine to apply FloMix. Spread material over asphalt parking lot repair, starting at the edges. Use a squeegee to create a smooth and even coating. The material will fill in any divots or uneven surfaces naturally, flowing with gravity. Once the material has self-leveled, apply sand. The sand should be applied shortly after the material. Apply as much sand as possible until it looks dry. When the entire asphalt parking lot repair area has been coated, check the surface. The repair is almost done when the material is dry to touch and can support your weight. Next, sweep off the excess sand and do a final review. If any areas may have been missed or look uneven, touch up those areas. When finished, you may use a seal coat to give it an even color and to protect from ultraviolet rays.
Note: for a pothole or damage that is thicker than 3/8 inch, include a bucket of FloMix. You can mix the polymer and place with aggregate and sand into the larger holes. After pouring FlexSet in, you can use a straight edge and trowel it to make it a smooth match to the surrounding asphalt repair.
In more severe cases of asphalt failure, a long-term and cost-effective solution is to resurface the asphalt pavement with an overlay. If severe grade depressions are apparent (indicated by standing water on the pavement) along with large sections of alligatored asphalt (interconnecting cracks forming a series of blocks resembling an alligator's skin), it may be time to resurface.

Contractor recently poured a new concrete pad. He added color on the top using the dry shake method. It was very windy the day they poured the concrete and several leaves found their way on top and underneath the coloring. This has caused several places to chip away on the surface resulting in discoloration and divots on the surface. Contractor saying there is no way to correct. Is there a solution to smooth out the surface and match the color?
Yes you can fix it. First you need to get ahold of the exact pail of color hardner the contractor used.(the color stuff they sprinkled on top) Take some of that powder and put it in a cup, about half full, then add a small amount of water to make a paste. Then very carefully trowel that paste in the bad spots. this needs to be thin so it will stick. then you can apply a little sealer to it when it dry's.
